Maintenance

The Body Corporate must maintain the common property of a complex in a good condition.  The individual owners of a lot must also maintain their lot in a good condition.  However, it can sometimes be difficult to work out who is responsible for what.  To learn more about the responsibilities of the Body Corporate and individual owners in relation to maintenance of a scheme please click here.

As part of the Additional Services BCP Strata provides our Bodies Corporate, we can assist with the following:

  • Attend to arrangements for the maintenance, repair or replacement of the common property or Body Corporate assets as directed by the body corporate
  • Liaise with independent contractors in relation to utility services
  • Organise quotes on behalf and as directed by the Body Corporate
  • Issue Work Orders to tradesman on behalf and as directed by the Body Corporate
  • Ensure tradesman are correctly insured and have appropriate licensing
  • Obtain specialist reports and inspections (e.g. Safety Reports) on behalf and as directed by the Body Corporate
Our fee for issued work orders and quotes is $44.00 (inc GST) per order.  This fee is charged to the Body Corporate as per our management agreement.

We utilise a database of contractors that are required to have provided relevant information in relation to their insurances, licenses, safe working agreements etc.  To ensure the safety of our bodies corporate we do not use contractors who are not compliant.  Our Committees also have access to this database.

If you are one of our clients, what do you do if you have a maintenance issue?

First take into consideration the urgency of the matter.  Is it life threatening?  Will more damage be caused if it is not attended to quickly? Or is it something that can be attended to in the next week?

Emergency:
    • If the matter is a life threatening or an emergent situation contact the Emergency Services (Police, Fire Service and Ambulance) by calling 000
    • Damage caused by severe storms (e.g. roof blown off) contact your local SES on 132 500 who may be able to assist in the short term to reduce further damage
    • Power or gas matters ring Energex on 131 962
Urgent:  An event that is causing damage or a safety hazard e.g. broken water pipes, roof leak or blown security/safety lights .

Please note:  Wurtulla Plumbing, Base Electrical,The Pump House and the Roof Top Maintenance Group are service providers.  They are not an associate of BCP Strata and we do not receive any form of commission or payment from them for using them as an after-hours contact.  BCP Strata will not accept any responsibility or liability for any reliance you have placed on their services and by submitting any maintenance inquiry to them you agree that you have sought your own advice and you will not hold BCP Strata liable for any cost, loss or other expense suffered by you as a result of relying upon their services.  Also, if the maintenance matter is found to be isolated to your lot and is not a body corporate matter than the cost to rectify will be your responsibility.

Non-Urgent:  General maintenance issues that are NOT causing any immediate safety hazard or are not causing further damage e.g. dripping tap, weeds in gardens, dirty BBQ etc.

If your maintenance matter is not of an urgent nature please complete the Maintenance Request Form and submit it to our office.  Your matter will be responded to within two (2) working days.
